1. What kind of paving services do you specialize in?

Rick’s Paving and Sealing specializes in a variety of asphalt paving services. We offer asphalt repair, for fixing damage or potholes. While we don’t perform single residential driveways, we work with management companies and property owners who manage multiple properties. We also offer asphalt paving services for small and large commercial lots and driveways, including for stores, shopping centers, apartment complexes, hotels, warehouses, truck yards, and more. We also complete many parking lot striping, ADA compliant parking lot striping, and ADA ramps throughout the year.

2. Do You Do Full Parking Lots?

Yes! We are a one-stop shop contractor. We can work the parking lot from the ground up. This means we do the earthwork, which requires some excavation and moving and packing of dirt. We do the grading, preparation of the subbase, compacting, and striping. For a typical 30,000 square foot parking lot, we can finish it in approximately two weeks.

3. How long will a new asphalt surface last?

This depends on a variety of factors including climate, base conditions, the frequency and amount of foot traffic and vehicle traffic, as well as pavement maintenance. Usually, it will last about 10 to 20 years.

4. Why is it important to fill in the cracks that have formed in my asphalt?

Filling in asphalt cracks is a way to extend the life of your parking lot or driveway. Using quality filler will not only improve the aesthetic appearance of your lot but it will serve a practical purpose of sealing in cracks that can cause damage to vehicles or get worse over time.

5. How often should I sealcoat?

If you have done regular maintenance on your asphalt surface, you can typically sealcoat every four or five years.

6. What are the different types of sealcoat?

There are two main types of seal coat. One is the coal tar emulsion and the other is a latex emulsion. Coal tar emulsion is solvent based and is an extremely durable sealer. It is comprised of a mixture of thousands of chemicals that have a different molecular structure than asphalt and therefore help protect it from UV rays and moisture. Latex emulsion is a water-based and is used for newer parking lots. If you are unsure which option is the best for you, give us a call and we’ll come down and provide a free evaluation and estimate.

7. Should I repave or seal coat?

It really depends on the condition of the asphalt. If the asphalt is too broken, shows too many cracks and alligator areas, we recommend that you repave.

8. What is your process for repair and replacement?

We usually use two well-known processes. One is the typical process that requires the cutting of the old asphalt. The second process is the Infrared, which involves special machinery and no cutting.
